Farmhouse - F37

LOCATION
F37 is an old farmhouse with its own private garden and patios, which has been gently restored with many of the original features retained such as the beams, old fireplaces, flagstones, floor tiles, small Perigordian windows , whilst at the same time benefiting from modern amenities.This spacious house is in fact a second home rather than just a 'holiday house' and as such is comfortably furnished and children 'friendly'.
ACCOMMODATION
The accommodation which comprises five bedrooms and three bathrooms sleeping eight to ten people is arranged over two floors.
On the ground floor there is:
-A large airy stone flagged hall leading onto the sitting room the main bedroom, the twin bedroom and shower room as well as the first floor. It is furnished with comfortable chairs and there is a cupboard full of games, puzzles etc.There is also a small snooker table and bar football.
- A spacious sitting room/dining room with French doors leading on to the back terrace. The sitting area is comfortably furnished with sofas and easy chairs and there are plenty of books, a French T.V. and a small hi-fi . The dining table will seat 12 easily.
- A farmhouse style kitchen, with a wood burning stove in the old fireplace, is well equipped and has a gas cooker, microwave, dishwasher, coffee machine, food processor etc. There are kitchen cupboards, dresser and a table which will take 8+ people. The back door opens on to the rear terrace
- A utility room leads off the back hallway and comprises washing machine, free standing airer, ironing board, cupboards with cleaning equipment etc. cool box, and cushions for the garden loungers.
- A master bedroom with ensuite bathroom with French doors opening on to the garden. The ensuite bathroom comprises a full length bath with overhead shower & screen, toilet and basin.
- A guest double bedroom with ensuite bathroom. The bedroom has large shuttered windows opening on to the back terrace and there is access to the twin bedroom. The ensuite bathroom has a full length bath with shower attachment, toilet and basin.
- A twin bedroom which is accessed from the hallway. The large shuttered windows open on to the back terrace. It is possible to add a third single bed/cot if required and it has an intercommunicating door with the double guest bedroom.
- A shower room consisting of a shower cubicle, basin and toilet and is off the hallway.




On the first floor there is
- A very large bedroom with small Perigordian windows and two opening windows overlooking the garden with a low beam dividing the bedroom and sitting area - this accommodation is much enjoyed by children although care needs to be taken with small children and it is not recommended for very small children as there is a steep staircase. There are two single beds and the usual bedroom furniture and cane furniture in the sitting area as well as a basin and bidet.
- A second twin bedroom has one Perigordian window which can be opened (under adult supervision only), two single beds, bedside tables etc and small wardrobe and a basin and bidet.All the bedrooms have either wardrobes or hanging space, chest of drawers, chairs, bedside tables and lamps.


Bedlinen and towels are supplied. Please bring your own towels for outside use. There is garden furniture and a barbecue.


GARDENS
The house has its own spacious mature garden with some laid to grass with shrubs and flower beds. There are various places to sit and eat outside. The Pergola, which is adjacent to the pool garden, is shaded in the summer and has a large table and chairs and will sit 8/10. There is a small sheltered patio area (The Folly) with table and chairs near the front of the house. The enclosed rear terrace is accessible both from the kitchen and sitting room and has a table and chairs for 6/8 people.

The large 40' swimming pool is set in a large garden with cherry trees providing some shade and paving surrounding the pool.there is ample space for sun loungers in this garden. The pool conforms with the new French regulations regarding security, details of which are at the house. The pool is shared by two other owners who live nearby, one of whom lives and works in France and who maintains the pool. We have a French gardener who looks after our own garden.


LOCAL ACTIVITIES
The house is approached by a short drive off the 'chemin rural' in a small hamlet 2kms from the N89 Bordeaux/Perigueux road near to Villefrance de Lonchat, where there a few essential shops, bars etc and just beyond is the Lac du Gurcon., which is much enjoyed by the children with its sandy beach, swimming area, pedaloes, flume and then there is a tennis court, bars and restaurants; it is also a good place to take bikes or just walk around in the shade of the trees. Within 10 minutes drive are the towns of St Seurin sur L'Isle and Montpon Menesterol - both with their supermarkets, shops, banks, markets etc.There is ample parking.The house is 30/40 minutes drive from the medieval town of Saint Emilion and there are many vineyards close by where one can sample and also buy

NOTE TO THE RENTAL RATES
- All prices are per week per property from Saturday to Saturday Owners may be willing to accept mid week rentals or part week rentals in the low and mid season .Please email us your requests. We’ll be happy to answer your queries. Please book well in advance for peak season bookings as the best weeks tend to go quickly.

- Prices are quoted in Euros. If you choose to pay in £ sterling or US dollars please pay the equivalent rate quoted on the site which is approximate only. We will inform you when you pay what the exact equivalent amount is in Euros that you have paid, since it depends on the exchange rate on the day.

- Payment can be made by bank transfer, cheques in sterling or in Euros or by credit card. Prices are net of bank charges, i.e. tenants are expected to pay all bank charges. Payment by credit card through our secure Internet server incurs bank charges of 2% of the rental.

- A 33% deposit is required with the booking. The final balance is due three months before arrival ( a shorter period may be arranged for last minute bookings). A security deposit as defined for each house is required to be paid with the balance . This coverc the cost of any damage or breakages and the cost of telephone and other services. This deposit will be returned after the rental, minus any charges for breakages, telephone, etc.

- Rental rates include: all linen, bathroom and kitchen towels, if renting more than one week cleaning on the Saturday of three hours with change of linen, electricity, gas, firewood and water and pool heating if available

- Rental rates exclude : additional cleaning, cooking, babysitting, heating in winter months charged at cost, phone calls when available, bedding for cots and pool towels

- Renters should arrive between 17.00 and 19.00 as cleaners need the house to be free for cleaning on changeover day until this time. Please try not to arrive at the house until that time. Departure date : for the same reason, please vacate the house (or all except one room) by 10.am

- Each house has a maximum number of people. In no circumstances may more than the maximum number of persons listed on the property particulars be exceeded without prior approval

- Cancellation charges apply. Should cancellation occur more than three months before the commencement date, then the deposit is not reimbursable, within three months cancellation charges are 100% of the holiday. You are strongly advised to take out appropriate insurance to cover you for medical and personal injury expenses but also in the event of delays in your travel arrangements and against any cancellation charges payable if you have to cancel or curtail your trip. Finally and most importantly you are expected to have third party cover insurance and insurance to cover for any breakages/losses and damage during your stay
