This 18th century south facing farmhouse is situated in private grounds of 35 hectares (86 acres) on the summit of a flat topped hill with magnificent panoramic views over the surrounding countryside of some 40 hectares. Its unique setting gives the property an air of total peace in a very private world, yet it is only 6 kms from the picturesque medieval town of Sarlat with its well known Saturday market,its excellent shops and a wealth of restaurants

Local Activities

Sarlat the centre of the Dordogne is within easy reach, 6 kms as is Les Eyzies the centre of prehistory. There are open air markets in numerous local towns and villages and many festivals and concerts held in the region throughout the summer


The house is approached by a steepish winding drive off a quiet country road and has ample space for parking . It is surrounded by 35 hectares of private grounds consisting of lawns, flower beds with shrubs and a wide variety of trees. In the centre of the U shaped building is a south facing courtyard with a dining table and a large sun umbrella.Accessed from the kitchen/dining area is another west facing terrace shaded by trees also with a dining table, a large sun umbrella and a charcoal barbecue.

Huge lawns on the south and west sides sweep down to
- a very private filtered heated swimming pool which is protected by a high hedge and by a fence with a very secure gate.It has a whirlpool,under water lights with automatic sweeping systems. It is 13.5 x 6m with a maximum depth of 2.1m and Roman steps at the shallow end.There is an extensive range of pool furniture including a table and large sun umbrella. At the shallow end of the pool is the pool house with two day beds, a 3 ring electric cooker , a sink and a fridge freezer.In the other half of the pool house is the changing area with a shower, a washbasin and a WC.
- a tennis court with a practice wall at one end has panoramic views over the surrounding countryside.

On the north side of the house 50 metres from it is a garage and service apartment occupied by the house service.They are a husband and wife who provide house cleaning,breakfast, pool cleaning and surveillance of the estate six hours per day six days per week.


The accommodation (600m2) which is a renovated 18th century stone farmhouse sleeps a maximum of fifteen plus babies consists of three separate buildings built in a U shape which have been joined together by its present owner and converted to the highest standards of comfort and efficiency. A deliberate feature is that the bedrooms have been separated from the living area allowing a considerable degree of individual privacy. The building is built from the attractive local stone so typical of the area which glows golden in the sunshine.

To the right of the entrance hall is the kitchen/dining area/small sitting room. No expense has been spared in the kitchen. It has 4 electric hobs and 2 gas rings, a grill and deep-fryer, 2 ovens, a microwave,2 fridge freezers, 2 dishwashers, a blender, a toaster and coffee maker and a double sink with a waste disposal unit
The dining area seats 16 The sitting area has a large woodburning fireplace and 2 comfortable armchairs . Off the kitchen/dining area/sitting area is the large high ceilinged sitting room (10 x 7 m) with a picture window at its far end to frame the superb view and glass doors opening on to the terraces on either side, comfortable sofas and armchairs a massive wood burning fireplace and a TV with CNN,BBC and French satellite, a CD tape player, a radio and DVD and video player

There are seven large double bedrooms , a maid's bedroom and four bathrooms
Stairs ascend from the kitchen/dining area/sitting area to the first floor
- Bedroom 1 with a high beamed ceiling a 6ft wide bed whcih can be split into two singles and windows facing east and west
- Bedroom 2 with a beamed ceiling and twin beds
- Bathroom 1 with a bath and overhead shower, twin washbasins, a bidet and WC

Opening off a short flight of stairs is a passage which connects the first floor of this wing to the first floor of the other wing of the U comprising
- a WC with wash basin and bidet
- Bedroom 3 with a 6ft wide bed which can be split into two singles
- An ensuite bathroom Bathroom 2 with a bath, an overhead shower, a wash basin and a bidet
- A utility room with a washing machine, a tumbre dryer and an ironing board and iron. A staircase descends to the gravelled area of the house
Further stairs ascend to
- Bedroom 4 with a single bed and a TV ideal for a nanny or an au pair

On the ground floor a passage to the left of the entrance hall leads to
- Bedroom 5 with twin beds and a glass panelled door
- Bedroom 6 a children's room with 3 single beds, a small TV and a glass panelled door
- Bathroom 3 which has access to both bedrooms and comprises a bath with an overhead shower, twin washbasins and a bidet and a separate WC
The passage continues up a short flight of stairs to the other side of the U
- Bedroom 7 with a five ft bed , glass panelled doors on 2 sides, a wood burning fireplace and a TV
- Bedroom 8 with a six ft wide bed which can be split into 2 singles has glass panelled doors on 2 sides,opening onto the sweeping lawns, a wood burning fireplace and a TV
- Bathroom 4 which serves both bedrooms with a bath a separate shower and a concealed bidet and WC

There are two cots with bedding and a high chair. There are two telephones both with internet

This house is staffed. 36 hours of labour is supplied over six days , the housekeeper can also cook at an extra cost of €20 per hour.There is pool and garden maintenance

This is very much an all round house centrally heated throughout also with wood fires

All prices are per week per property from Saturday to Saturday Owners may be willing to accept mid week rentals or part week rentals in the low and mid season .Please email us your requests. We’ll be happy to answer your queries. Please book well in advance for peak season bookings as the best weeks tend to go quickly.

- Prices are quoted in Euros. If you choose to pay in £ sterling or US dollars please pay the equivalent rate quoted on the site which is approximate only. We will inform you when you pay what the exact equivalent amount is in Euros that you have paid, since it depends on the exchange rate on the day.

- Payment can be made by bank transfer, cheques in sterling or in Euros or by credit card. Prices are net of bank charges, i.e. tenants are expected to pay all bank charges. Payment by credit card through our secure Internet server incurs bank charges of 2% of the rental.

- A 33% deposit is required with the booking. The final balance is due three months before arrival ( a shorter period may be arranged for last minute bookings). A security deposit as defined for each house is required to be paid with the balance . This covers the cost of any damage or breakages and the cost of telephone and other services. This deposit will be returned after the rental, minus any charges for breakages, telephone, etc.

- Rental rates include: all linen, bathroom , pool and kitchen towels, six hours of cleaning six days per week with change of linen and towels weekly, electricity, gas, firewood and water and pool heating if available. The caretaker is responsible for looking after the grounds and to maintain the pool and tennis court.

- Rental rates exclude : additional cleaning over and above 36 hours per week which is charged at Euros 15 per hour , cooking (Euros 20 per hour, babysitting, heating in winter months April and October is charged at cost, phone calls
