One of the joys of this house is the central dining/living/kitchen area with its soaring beamed ceiling, huge fireplace and stone walls.It was the cow barn and is blissfully cool in summer and has the advantage of ample space for a large party. There is a large table sitting up to 14 guests and similar numbers can relax , with sofas and armchairs grouped in front of a blazing log fire if the weather is cool.
The kitchen is well equipped with generous work surfaces; a gas fired five burner range cooker, microwave, dishwasher, two fridges one with freezer and icecube dispenser, washing machine and dryer
Next door through a stone archway is an entirely separate sitting room a sunny south facing library/TV room with book filled walls, a large wood burning stove and three comfortable sofas.
This leads into the main ground floor bedroom wing where there are four bedrooms and three bathrooms

- three bedrooms each with twin beds which can convert into a 180 cm double bed, two of which have French windows to the garden and one of which has an ensuite bathroom with WC
-aside from the ensuite bathroom there is also in this wing a showerroom with shower , basin and WC and a bathroom with bath, basin, bidet and WC which the toehr three bedrooms share
At the other end of the house there is another wing. On the ground floor there is a playroom/children's bedroom with a double sofa bed and two full sized x 2 bunk beds, sleeping six in total, a ping pong table and a dressing up box. Above the playroom there is a landing with a drop side cot and a large master bedroom with a king sized double bed and a superb en suite bathroom with separate shower, large bath,bidet and fitted basin and WC.

French windows from the living room lead south onto the garden while a second set lead to the east side onto a large roofed terrace/outside dining area and barbecue with the pool area beyond.
There is a 12x6m swimming pool walled fenced, gated and electronically alarmed for security in another covered terraced area where there are various loungers and sun chairs and a children's paddling pool.
The gardens extend to 40 hectares and there is an all weather full size quick drying hard tennis court (tennis racquets and balls available)

This converted 14th century farmhouse is situated on the southern edge of the village of Monbazillac, within walking distance of the chateau (1,5kms) and village shop, halfway up a hill with panoramic views over a valley comprising its own vineyard, fields and woods. The lively town of Bergerac is just 6kms away with it shops, restaurants and entertainment

Most of the guests do not get beyond the pool, tennis court, croquet set and cycling but there is plenty to do in the local area, golf, riding, walking and visiting all the sites of the Dordogne and Vezere valleys

*Note to the rental rates
All prices are per week per property from Saturday to Saturday Owners may be willing to accept mid week rentals or part week rentals in the low and mid season .Please email us your requests. We’ll be happy to answer your queries. Please book well in advance for peak season bookings as the best weeks tend to go quickly.
- Prices are quoted in Euros. If you choose to pay in £ sterling or US dollars please pay the equivalent rate quoted on the site which is approximate only. We will inform you when you pay what the exact equivalent amount is in Euros that you have paid, since it depends on the exchange rate on the day.
- Payment can be made by bank transfer, cheques in sterling or in Euros or by credit card. Prices are net of bank charges, i.e. tenants are expected to pay all bank charges. Payment by credit card through our secure Internet server incurs bank charges of 2% of the rental.
- A 33% deposit is required with the booking. The final balance is due three months before arrival ( a shorter period may be arranged for last minute bookings). A security deposit as defined for each house is required to be paid with the balance . This covers the cost of any damage or breakages and the cost of telephone and other services. This deposit will be returned after the rental, minus any charges for breakages, telephone, etc.
- Rental rates include: all linen, bathroom and kitchen towels,change of linen every Saturday,change of towels twice a week, four hours cleaning per week, eight hours per week for stays of two weeks or more, electricity, gas and firewood
- Rental rates exclude : additional cleaning, cooking, babysitting, heating in winter months charged at cost, phone calls when available, bedding for cots and pool towels
- Renters should arrive between 17.00 and 19.00 as cleaners need the house to be free for cleaning on changeover day until this time. Please try not to arrive at the house until that time. Departure date : for the same reason, please vacate the house (or all except one room) by 10.am
- Each house has a maximum number of people. In no circumstances may more than the maximum number of persons listed on the property particulars be exceeded without prior approval
- Cancellation charges apply. Should cancellation occur more than three months before the commencement date, then the deposit is not reimbursable, within three months cancellation charges are 100% of the holiday. You are strongly advised to take out appropriate insurance to cover you for medical and personal injury expenses but also in the event of delays in your travel arrangements and against any cancellation charges payable if you have to cancel or curtail your trip. Finally and most importantly you are expected to have third party cover insurance and insurance to cover for any breakages/losses and damage during your stay
