Overview

Le Bournaguet is a U-shaped, south-facing, farmhouse situated very close to Sarlat  remodeled into a charming manor, built on 2 levels and comprising 3 separate buildings, which have been joined together and converted to the highest standards of comfort and efficiency. 
As a deliberate feature, the bedrooms are well separated from the living rooms and play/gym/cinema rooms as well as from the pool and tennis to allow a considerable degree of peace and privacy for each guest staying on the property. As an example, the main living room is at the opposite end and on a different floor vs. the cinema/gym/game room and you cannot see the pool or the tennis from the house.
4 out of 7 bedrooms have air conditioning, flat screen TV’s with most features (Apple TV+, Netflix, Amazon Prime, Disney+ and Blue Ray DVD players).
The Master bedroom also has a humidifier and a TV which has additional features (like the cinema room and main living room: antenna’s international channels/Canal+/CanalSat and Rakuten).

Wing ”A”

Ground Floor:

Entrance Hall – Main entrance is through the sliding glass front doors with similar doors at the other end of the hall that lead to the south-facing courtyard at the centre of the “U”.
In the centre of the “U” is a south-facing courtyard with a dining table seating 10, shaded by a large sun umbrella.
Accessed from the kitchen/dining/living Area is the west-facing terrace, with a table seating 12, shaded by trees and a large sun umbrella. Nearby is the real wood barbecue.
Kitchen/Dining/Living area – opening to the right of the hall is an extensive open plan living area comprising a ‘no-expense-spared’ kitchen and dining table seating 14. The kitchen includes 2 ovens, 4 electric hobs and 2 gas rings, a grill and deep-fryer, a microwave, 3 fridges and 3 freezers, 2 dishwashers, a blender, 2 toasters, 3 coffee makers and a double sink with a waste disposal unit, 3 bins for recycling, etc. Next to the dining table, the sitting area has a massive wood-burning fireplace and 2 very comfortable armchairs and 2 sitting chairs.
Main living Room – through the kitchen/dining/living area, this large-high ceiling room features a picture window at its far end and glass doors opening onto the terraces on either side. The sitting room also comprises comfortable sofas and armchairs, a wood-burning fireplace, satellite flat-screen TV (with international channels, Apple TV+, Disney+, Netflix, Amazon Prime, Canal+/CanalSat, CD and Blue Ray DVD players), a radio and a Sonos bluetooth music speaker.
Separate W.C.

First Floor:

Bedroom 1 – at the end of the corridor a spacious bedroom with a high, beamed ceiling, a 6ft-wide bed which can be split into 2 singles, and windows facing east and west for all day sun, and all TV features.
Bathroom 1 – with a bath and an overhead shower, twin washbasins, a bidet and a W.C.
Bedroom 2 – with a beamed ceiling and twin beds with windows facing west and north.


Sliding glass doors to the entrance lead to the kitchen / dining area /small sitting room. No expense has been spared in the kitchen. It has 4 electric hobs and 2 gas rings, grill and a deep-fryer, 2 ovens, a microwave, 2 fridge freezers, 2 dishwashers, a blender, a toaster and a coffee maker and double sink with waste disposal unit has 


The dining area seats 16 The sitting area has a large woodburning fireplace and 2 comfortable armchairs. Off the kitchen / dining area / living area is the large high ceilinged living room (10 x 7m) with a picture window at its widest Armchairs has a massive wood burning fireplace and a TV with CNN, BBC and French satellite, a CD tape radio , DVD player and video player

There are seven large double bedrooms,  and four bathrooms. 


Stairs ascending from the kitchen / dining area / living area to the first floor lead to 
- Bedroom 1 with a high beamed ceiling which has a 6ft wide bed which can be split into two beds and windows facing east and west  
- Bedroom 2 with a beamed ceiling and twin beds
- Bathroom I with shower and bidet, twin washbasins, bidet and toilet which serve Bedroom 1 and 2 

There is a transition area that connects the first floor of this wing to the first floor wing of other part of the U where there is  
- a separate toilet with wash basin and a bidet
- Bedroom 3 with a double bed that can be split into two singles
- An ensuite bathroom Bathroom 2 with a bath, an overhead shower, a wash basin and a bidet 

- A utility room with a washing machine, a tumble dryer and an ironing board and iron. A staircase goes to the gravelled area of ​​the house and also to a very comfortable movie room 

On the ground floor  there are four bedrooms and two bathrooms

- Bedroom 7 with a six foot  double bed which can be divided into two single beds the sweeping lawns, a wood burning fireplace and a TV

- Bathroom 4 which is reserved for  bedrooms 6 and 7: has a bath,  a separate shower and a bidet concealed a separate toilet 

This house is staffed. The housekeeper comes in every day to clean and delivers bread and croissants in the morning. The pool and garden is maintained by a concierge An external cook can be hired.

The house is approached by a steepish winding drive off a quiet country road and has ample space for parking. It is surrounded by 35 hectares of private grounds and a large variety of trees. In the center of the U shaped building is a south facing courtyard with a dining table and a wide sun umbrella.Accessed from the kitchen / dining area is another west facing terrace with a dining table, a large sun umbrella and a charcoal barbecue.

- a very private large heated swimming pool which is protected by an alarm.It has a whirlpool, under water lights with automatic sweeping systems.It is 13.5 x 6m with a maximum depth of 2.1m and Roman steps at the shallow end.There is an extensive range of pool furniture and a large sun umbrella. At the shallow end of the pool, a sinker and a fridge freezer.In the other half of the pool is the changing area with a shower, a washbasin and a WC.

SWIMMING POOL

The filtered, alarmed (2) and heated swimming pool with underwater lights measures 13.5 x 6 metres, with a maximum depth of 2.5 metres, and Roman steps at its shallow end. There’s an extensive range of pool furniture, including a table seating 8 with its large umbrella, 3 other umbrellas to protect the long chairs and the outside living room.
The pool house has wi-fi and 2 large sofas. It is equipped with electric cooking, fridge, small freezer, silverware and glasses including black glasses (to see broken pieces) and plastic glasses that go in the pool.
Pool also has a barbecue.
Pool temperature can be fixed upon request but is always heated. Temperature also depends on outside temperature and rain.
The outside pool living room has views over the various valleys.
Each pool area is separated by trees to try to give privacy to guests within the pool area.
The pool is private and hidden from the main house by a high and thick hedge.

- a tennis court with a driving range.

The all-weather tennis court has a practice wall at one end, and is green to blend in. Tennis, like the pool, is not visible from the house. It has Panoramic views over the surrounding countryside and the castle of Campagnac.
There is no tree surrounding the tennis court so that it is possible to play all day long and with no shade to alter the perspective or privilege a player vs. another. Fruit trees are on the way to the tennis for snack before/after an intense effort.
A tennis coach is available by prior arrangement.
A table tennis is also available between the house and tennis.

This 18th century south facing farmhouse is situated in private grounds of 35 acres (86 acres) on a hilltop of over 40 hectares. Its unique setting gives the property a world of luxury in a very private world, yet it is only 6 kms from the picturesque medieval town of Sarlat with its famous Saturday market, its excellent shops and a wealth of restaurants;

- Rental rates include: all linen, bathroom, pool and kitchen towels, electricity, gas, firewood and heating if available. The caretaker is responsible for the pool and tennis courts.

- Rental rates exclude: additional cleaning over and above 30 hours per week which is charged at Euros 15 per hour, cooking (Euro 20 per hour, babysitting, heating in winter months
